As the syndicator, we find, acquire, and manage the property while investors (Limited Partners) provide the capital and receive quarterly distributions and tax benefits.
What is the minimum investment amount? +
Our minimum investment is typically between $50,000 to $100,000 per deal. This allows us to work with serious investors while keeping our investor group manageable for each property.
How often do you pay distributions? +
We distribute cash flow to investors on a quarterly basis. Distribution amounts vary based on property performance, but we target consistent returns for our investor partners.
What types of properties do you focus on? +
We specialize in 2-4 story Class B and C apartment buildings, typically 50-200 units. These properties offer the best combination of stable cash flow and value-add potential through renovations and operational improvements.
How do you communicate with investors? +
We provide monthly property updates via email, quarterly distribution reports, and annual investor meetings. You'll always know how your investment is performing with complete transparency.
What are the tax benefits? +
Multifamily syndications offer significant tax advantages including depreciation deductions, cost segregation benefits, and potential 1031 exchange opportunities. Many investors see substantial tax savings in addition to cash flow returns.
How do I get started? +

Can I exit my investment early? +
Syndication investments are typically illiquid with hold periods of 3-7 years. However, we may consider early exit requests on a case-by-case basis, though this is not guaranteed and may result in penalties.
What are sponsorship or syndication fees? +
These fees are paid to the General Partner (MB Capital Group) for sourcing, managing, and exiting the investment. They compensate the sponsor for the significant time, expertise, and risk involved in executing a successful deal.
Will the fees vary from deal to deal? +
Yes. Fees are structured based on the size and complexity of the project. Smaller projects (e.g., <$10M) may require slightly higher percentage-based fees due to fixed costs. Larger deals (>$15M) often feature lower percentage-based fees due to scale efficiencies. All fees are fully disclosed in the Offering Memorandum for each investment.
What is a waterfall structure and why does it matter? +
The waterfall outlines how cash flow and profits are distributed between investors (Limited Partners) and the sponsor (General Partner). It ensures that LPs receive returns before the sponsor shares in profits — aligning incentives and performance.
Is there a preferred return? +
Yes. Most of our deals include a 7%–8% preferred return, which means you receive that percentage annually before the GP earns any profit participation.
Are fees deducted before or after investor distributions? +
Operating fees like asset management are taken from gross income before distributions. However, the profit split waterfall ensures your preferred return and capital are prioritized before MB Capital Group earns promote compensation.
Where can I see the actual fees for each deal? +
Every deal includes a full Offering Memorandum (OM), which outlines sponsorship fees, preferred return, waterfall structure, exit strategy and forecasted returns. You'll receive this prior to investing in any opportunity.
